Sandy South Towne Corporate Center consists of two Class-A office buildings owned by Cumming Capital Management. The campus is home to financial and professional services tenants who depend on stable building operational costs and reliable electrical infrastructure. Since acquiring the properties in 2025, ownership has focused on maintaining a strong tenant experience and efficient building operations — but recurring power quality issues were putting both at risk.


Challenges

  1.  Voltage instability during peak demand caused rooftop HVAC units, tenant computer systems, and communications equipment to shut down unexpectedly
  2. Unplanned shutdowns increased maintenance costs and created frustration for professional and financial services tenants who rely on uninterrupted connectivity.
  3. Ownership wanted to adopt efficient energy infrastructure to enhance the property’s appeal to sustainability-minded tenants.

Outcomes

  1.  Torus corrects voltage issues in real time, keeping HVAC units and tenant systems online
  2. Two custom-sized Torus systems — one per building —  reduce peak demand across the campus
  3. Torus Lasso gives Cumming real-time and historical visibility into electricity use, making demand charges predictable

Cumming expects the Sandy South Towne deployment to reduce equipment shutdowns, lower HVAC maintenance costs, and make demand charges more predictable across both buildings. Those same challenges exist across every Class-A property with tenant-sensitive operations and aging electrical infrastructure. As the deployment matures, Cumming has a clear path to extend Torus across additional properties.
